Each year, Whitney Boykin, a photographer, prepares her home for rent during the Masters golf tournament in Augusta, Georgia. While guests enjoy the comforts of their home, she and her family—including her husband and two children—stay in an RV, allowing them to take advantage of the lucrative rental opportunity.
Boykin invests about $5,000 preparing their house for the influx of visitors, yet she notes the rental income for the eight-day event covers their mortgage for an entire year. This marks the seventh year the Boykin family has chosen to rent out their property specifically for the Masters.
As the event approaches, Boykin reflects on the vibrant atmosphere that draws visitors. “I’m one of the rare locals who says I love Masters week. I just want visitors to see how amazing it is here,” she shares. Data from AirDNA shows that rentals in Augusta surged from 725 in March 2024 to 1,700 by April 2024, with average revenue increasing from $2,700 to $5,300.
Local Rental Market Dynamics
Renting has become a common practice in North Augusta, with many local homeowners taking advantage of the surge in demand. Boykin, who uses platforms such as Airbnb and VRBO, emphasizes that many families use the rental income to fund vacations. “Everyone looks forward to this because it’s great money,” she elaborates.
A Unique Rental Experience
The Boykin family typically prepares their home starting in January, strategically spending to make the property appealing to renters. This preparation includes pressure washing, landscaping, and deep cleaning. Additionally, Boykin stores various Masters-themed decorations, keeping them secure in the attic throughout most of the year, until the tournament brings them back into view.
RV Life During the Tournament
Unlike many families who choose to travel during the tournament, the Boykins prefer to stay local, parked at a nearby equestrian center with extensive walking trails. Their RVing tradition began unexpectedly when their house was mistakenly listed for rent outside of Masters week. “It turned into an extra vacation,” Boykin recalled, a silver lining to an initially confusing situation.
The week of the Masters, guests arrive the Sunday before the tournament kicks off, securing an eight-day stay. Boykin appreciates the chance to earn substantial income during this period, remarking on how most visitors prioritize their time at the golf course over being in the rental home. To her delight, this arrangement has not only benefited them financially but enriched their family experiences as well.
