A significant new development is underway in London, unexpectedly located outside the rapidly growing northwest area of the city.

London is embarking on a substantial new development project not situated in its rapidly expanding northwest region. The planned site near Wonderland Road and Bradley Avenue will feature a five-building, nine-tower complex that aims to provide 2,001 residential units. These buildings will consist of various heights, with two towers at 22 stories, two at 20 stories, two at 18 stories, two at 16 stories, and one at 14 stories.
Two years prior, plans for a $75 million casino by Gateway Casinos and Entertainment Ltd. at 3334 and 3354 Wonderland Rd. S. were aborted, which shifted the focus toward residential development, as explained by Walt Spivak, president of the Spivak Group. He noted, “When one door closes, you try to open another door and look at what the best use for the property is.” He emphasized that the location is ideal for housing due to its significance as a corridor.
The development is also set to include a central courtyard, rooftop amenities, and 482 square meters of commercial space, alongside 2,025 parking spots and 2,006 bicycle parking spaces. With its proximity to major highways (401 and 402) and existing commercial areas, Spivak believes the project addresses essential housing demands effectively.
Council member Paul Van Meerbergen expressed a neutral but open-minded stance regarding the project, highlighting its potential to meet the area’s housing needs while integrating well with the local infrastructure. He, however, awaits further details on its impact on transportation and municipal services.
Ward 8 Councillor Steve Lehman echoed similar sentiments, identifying existing water and sewer infrastructure as critical considerations for advancing much-needed housing. He remains optimistic about the Bostwick area’s capacity to support this development and emphasizes the project’s alignment with London’s goal of constructing 47,000 homes amidst growing demand.
Lehman noted that new housing initiatives like this are particularly crucial as opportunities in the northwest have diminished, and he sees potential in the eastern and southern parts of the city for similar projects. The proposal is slated for discussion at the planning committee meeting on May 21, where public input will also be gathered.
